Penn South by Comito Associates is a new market rate urban rental property on an infill lot in the Penn Station Ironbound area of Newark, New Jersey. The 56 unit building provides structured parking on two levels, first floor lobby and service areas, neighborhood store- front space and common resident features for an up- market building including a roof top terrace and green features. Anchoring an abandoned corner lot in a transitional neighborhood of factories, residential converted warehouses, bodegas and older- stock worker’s housing, the new building draws its imagery from these influences in materials and scale. The vision provides a strong cornice and entry canopy to establish a modern identity while working in a neighborhood familiar rhythm of factory industrial windows and the use of brick, iron and glass.
